1. Design Appointment

Once you have chosen the kei realty team as your listing agent, we begin with a kick off meeting where you meet the people entrusted to sell your home. This includes a design appointment where our team visits the property to come up with recommendations and punchlist to sell your home for the highest price.

2. Vendor Appointment

After making a list of recommended improvements (those that yield the most return on sale), and a listing calendar timeline, we meet with vendors to provide quotes on the work. Our network of vendors (we are active home developers with preferential pricing) bid on the work. You are always free to approve or reject any recommendations. Our concierge program also provides the option to have us pay for the renovation work (completely interest and cost free) to be reimbursed upon the sale of the home.

3. Disclosure Appointment

Our team (including attorneys) walk you through the required seller disclosures to make sure you fulfill the legal disclosure obligations when selling your home. This means disclosing all the necessary facts required by law, while doing so in a way that ensures it does not alarm potential buyers from putting in an offer.

4. Staging and Inspection

Designer staging, property, and pest inspections (all of which we pay for) are performed on your property. We also conduct a property tune up (pressure washing, gutter cleaning, smoke detector replacement, sink deodorizing) so the property its best for potential buyers to submit a confident offer.

5. Publicity

Our marketing team meets at your prepped and staged home for professional photography, videography, and a 3-d tour to broadcast your home to the masses. Details of your home are published and advertised through the multiple listing service, social media, google, newspapers, and direct mailers to renters in the area that are likely to buy to drive the maximum amount of visitors to your open house.

6. Open House

Potential buyers that have seen your home through targeted advertising have a chance to visit your prepped and staged property during extended open house hours. They are greeted by our team that know the intimate details of your home.

7. Review Offers

We review all offers and guide you through the specifics of the contract and offer terms to ensure an informed decision and the benefits or drawbacks of accepting any offer.

8. Closing and Funds

We coordinate with escrow for a seamless and smooth transition of the property to the new buyer, ensuring that the initial deposit, appraisal, and escrow sign-off are all performed without a hitch. The only thing you need to worry about is handing over your keys to the new homeowner and telling escrow where to wire your proceeds.
